Position Summary

The Maintenance and Facilities Manager is responsible for ensuring buildings, equipment and systems are maintained and fit-for-use. The Manager oversees day-to-day maintenance and calibration operations including planning and scheduling, coordination of work order execution, troubleshooting and problem solving, and ensuring quality and completeness of all associated documentation for laboratories, mechanical spaces, and administration areas. The Manager leads and directs Maintenance and Calibration teams to ensure full coverage of building and support on a 24/7 basis. Manages services and service contracts to maintain the site and architectural/facility systems including HVAC, Utilities, Pest Control, Landscaping, Space Planning, General Facility Support to maintain the Venture Center facility located in Durham, NC. Also manages day to day purchasing and financial needs at the appropriate financial level.

The manager cultivates a team environment and develops a culture of continuous improvement to ensure high level of equipment availability for operations. The manager coaches, mentors, and empowers maintenance staff. The manager develops training materials for the team. Supports the network as needed and aligns on metrics/KPIs. Ensures to perform data analysis of equipment performance, trending, and/or maintenance metrics and performance indicators.

The Manager works to ensure alignment and coordinates with other functions such as Calibration, Engineering, Manufacturing, Validation, and Quality Assurance. Leads efforts of the team across functional boundaries.

Develops and executes Out of Tolerance reports as required, along with metrics/KPIs to ensure high performance of the site is maintained. May represent the functional area to clients, auditors, and inspectors.

Position Responsibilities

  • Lead the Maintenance and Calibration team to schedule and coordinate maintenance work with area owners to ensure on time completion of activities. Provide technical and troubleshooting support.
  • Review work assignments, review and close-out work orders performed by maintenance and calibration technicians. Generate and resolve out of tolerance reports as they pertain to the calibration program.
  • Manage and coordinate day-to-day activities including general maintenance of utilities, equipment, laboratories, building, premises, and grounds to ensure there are maintained in a good state of repair to support the site's operations inclusive of emergency support when needed. Ensure to communicate and align closely with all building stakeholders.
  • Prepare documents to include maintenance, compliance, and other documents/reports as deemed appropriate following good documentation practices.
  • Promotes a safe work environment, practices, and standards always. Supports utility alarm notifications, and emergency calls after hours and over weekend as needed to support business requirements.
  • Manage external services and service contracts to maintain the site and architectural/facility systems including HVAC, Pest Control, Landscaping, Space Planning, General Facility Support
  • Manage and support capital project needs as required for the site.
  • Work with Maintenance and Calibration team to ensure training for all maintenance technicians are current. Stay current on training requirements
  • Support Financial budget planning for operational and capital needs. Ensure to maintain and adhere to procurement and financial requirements.
  • Support internal and external audits as required inclusive of client and regulatory bodies (e.g., as for EHS&S and other agencies).

Position Requirements

  • B.S in engineering or technical field with over 4 years of experience; two-year degree or vocation training in technology, or science field with 10 years of maintenance experience; or equivalent military training and 10 years of applicable maintenance experience.
  • Prior experience and knowledge of general utility systems operation and maintenance, such as boilers, compressors, chillers, electrical, HVAC, and refrigeration systems
  • Prior experience and knowledge of process equipment maintenance, such as process tanks, agitators, centrifuge, homogenizer, autoclaves, pumps, filters, etc.
  • Prior experience in a cGMP pharmaceutical manufacturing environment strongly preferred.
  • Supervisory or management experience
  • Utilization of Computerized Maintenance Management Systems to plan, schedule, and document work performed.
  • General knowledge and experience with safety requirements such as LOTO, confined space, fall protection, electrical safety, and PPE.
  • Must be able to read engineering drawing and diagrams such as P&IDs and electrical schematics.
  • Must be proficient in computer applications such as Word, Excel, and Outlook
  • Must be able to communicate effectively with colleagues, internal customers, and management.

Additional Preferred Qualifications:

  • Well versed in reliability centered maintenance principles, methods, and processes. Including preventative maintenance and predictive maintenance
  • Able to perform or experience with risk analysis, failure modes, and determination of appropriate maintenance methods and frequencies.
  • Understanding or exposure to spare parts management

Salary: $95,523-$132,719

Salary range provided per current averages and expectations. The salary and job title for this opening will be based on the selected candidate's qualifications and experience and may be outside this range.
